Boulder County remains an expensive place to live, so lower- and competitively-priced homes are in high demand, Trudgeon said. Lower prices in Longmont — just 10-15 mins north of Boulder proper — mean properties in that Boulder County suburb are hot.

“The current average sales price in Longmont for a single family  home is $677,000, and in Boulder, it’s $1.268 million,” Trudgeon said. “So, as you can imagine, it’s quite competitive in Longmont right now.”

Buyers in Boulder County are taking their time right now, and not just because they’re waiting to see the right prices. In the last year, the number of homes for sale in Boulder County has risen 24%, evening out the supply and demand and giving buyers a chance to slow their house hunt instead of getting into bidding wars. The majority of homes in Boulder are now selling for under list price, according to Zillow.

Single-family homes are grabbing the most buyer interest right now, Trudgeon said. Townhomes and condos, on the other hand, are experiencing rising homeowner’s association fees as insurance companies decrease their local coverage options due to wind, hail, and wildfire claims, and HOAs up their costs accordingly.
